Please review our 2024 Code of Conduct & House Rules:
All potential guests must complete a rental application where you will be asked to provide a full guest list, ages of all guests, the name, address & employer of the primary applicant as well as your home insurance policy details as your third party liability travels with you when you rent. The primary guest must be 30 years of age or older to book. No reservation is confirmed until approved by MDR. The application will form the basis of your short-term lease agreement with MDR and you understand and agree that you will abide by the terms therein.
Rates are subject to change until your reservation is confirmed. Linen, beach & bath towels included.
If Pets are permitted at this rental, this will be limited to 2 small or one large dog, no other types of animals and will be solely based on the discretion of the owner and you will be asked to sign a pet waiver and possibly to pay an additional pet cleaning fee. Wet pets are not permitted inside. Pets are not permitted on the furniture at any time.
No smoking, electronic or otherwise, inside the cottage. If you do smoke outside, you must NOT flick ash or butts on the ground as these represent a fire hazard.
Open fires in the fire pit only please & check burn restrictions for the area before you arrive.
Fireworks are NOT permitted.
Please leave the property as you found it, tidy and with all garbage disposed of per the welcome letter.
Note there may be a garbage removal fee of as much as $500 per week. Professional cleaners will prepare the cottage for your arrival using Covid19 cleaning protocols. If you paid a cleaning fee, a check out cleaning will be scheduled, otherwise you can request a check out clean for a fee. You are expected to leave the cottage as you found it, tidy and in good repair.
WIFI is available at all of our cottages (unless specifically noted).
INDEMNIFICATION: You indemnify the owners of the rental property, their heirs and also their agent Muskoka District Rentals for any and all damage or injury that may occur either prior to, during or after your stay. Further, you acknowledge that Snowmobiling, Boating and all water sports are inherently dangerous.Please make sure you wear proper lifejackets at all times on the water and note these may not be provided for you at the rental property.

LIMITATIONS OF LIABILITY: I/we represent, warrant, acknowledge and agree that I/we will use the cottage and its facilities in accordance with the booking agreement and the household rules and I/we do so at our own risk and that I/we indemnify and save Muskoka District Rentals, Sotheby’s International Realty Canada, all employees of aforementioned companies, the property owner and their heirs harmless from any personal injury, sickness or death, loss or damage, however caused to person or property of the Renter, his/her family, or guests before, during or after the time of occupancy. Further, I/we accept full responsibility for the risk to personal health of renting property owned and occupied by unrelated persons during the Covid19 Pandemic.
To ensure the quiet enjoyment of the lake by our neighbours, music or loud noise of any kind is not permitted after 10pm or before 8am.
Resort Fee: For a one-time fee of $99.00, the Accidental Damage Limited Waiver of Liability will waive a claim against the Guest for the cost to repair or replace any accidental damage taking place at the property during the rental period for up to a total of $3,000.00 in damages. The Accidental Damage Limited Waiver of Liability only applies to accidental damage as determined by Muskoka District Rentals. A damage deposit will still be required for casual damages, internet overage charges, extra cleaning charges, garbage disposal, pet cleanup, etc. The Accidental Damage Limited Waiver is not Insurance.

Excellent cottage and service
Excellent little cottage and everything was as advertised. Perfect location to walk or boat into town and boat access to any of the lakes. It is in the center of everything. Lots of sun on the boathouse into the evening, perfect for an afternoon cocktail. The gates on the deck and boathouse did a great job of keeping little kids safe. Service was prompt and any questions or concerns were resolved quickly. Kitchen had everything we needed. It was more rustic than other places we considered, as expected, but the amazing location carried the day. Boat launch was very close as was dining out options, groceries and marina. Pretty much any thing you needed was a short boat, drive or walk away. We had an excellent stay.

Clean and tidy! Great location!!
A very clean, tidy cottage in a great location. Close to the town of Port Carling. Dock for boat , swimming and fishing, marina nearby. Short boat ride to Lake Rosseau. We enjoyed the place very much!

Loved the boathouse rooftop!! Amazing!
Great cozy cottage, a short drive, or nice walk from the heart of Port Carling. Ross and his team were easy to work with and the check in process was very simple. Indian river has great access to all 3 Muskoka lakes and so it was perfect for boating. The cottage is close to neighbors and so good for families that are planning to be quiet in the evenings.

PERFECTION
PERFECTION ★ ★ ★ ★ ★ This cottage was EXACTLY what our family of four was looking for. Renovated, clean, cozy, well-appointed and GREAT location. So close to town and very near the lock in Port Carling so could easily take our rented boat and jet-ski to town and around the corner the other way is a massive lake to explore everyday. Paddle board and kayak at our disposal which was super fun too. Nice, helpful neighbor next door just in case you need anything. One tiny thing that was a bit hard for us is the shower–we are tall (5’10” and 6’2″) and couldn’t stand up in the shower. There’s a hand held shower head so easy to kneel. Would rent this cottage again in a heartbeat. Entire family happy as can be. Date of arrival July 30, 2017
